Room types
Three room types. Every surface is a slot.
Kitchens, bathrooms and lots share one catalog and one estimator. Whatever the photo shows becomes a clickable, swappable, priced surface.
Kitchen
Cabinet runs, island, appliances, backsplash height, pendants and recessed cans. Counter, backsplash and cabinet quantities are read straight from the twin.
Bathroom
Vanity, shower enclosure, tub, wall-tile height, niche and bench. Tile is priced by the square foot of the actual walls, with separate lines for pan, glass and waterproofing.
Lot and exterior
Siding, roof, windows, doors, porch, deck, driveway, lawn and fence. An empty lot starts from one of seven house styles, Modern Farmhouse to Mediterranean, that you reshape and re-clad.
Honest about the numbers. The estimate is planning-grade, roughly ±15–20%, made for scoping and the customer conversation, not as a bid. Confirm on site and with your subs before anyone signs.

What contractors ask about the platform.
- Do I have to be a client to use the platform?
- No. The 3D Studio and SEO Autopilot are self-serve: open the studio and scan two rooms for free, or start Autopilot from the plan builder with a card. The portal account is free too. Clients on a Unifictional plan get all three as part of the system we build, with us watching the same numbers.
- Does the 3D Studio replace my drawings or my estimates?
- No. It is a scoping and selling tool. The estimate is planning-grade, roughly plus or minus 15–20%, built to get a customer to a confident yes with a picture of their own room and a number they can plan around. Confirm on site and with your subs before anyone signs.
- What happens when a homeowner prices a project on my website?
- The quote lands in your portal as a lead with their contact details, what they saw and the options they picked, and you can track its status from there. The prices and options the tool uses are yours to edit in the portal; it starts from a price list for your trade so there is nothing to build from scratch.
- Where do Autopilot posts get published?
- If we host your site, each post is committed to it and goes live automatically. On WordPress the autopilot posts through your site's own API with an application password you paste once and we never read back. Anywhere else, the post waits in the portal, ready to paste.
- Can I read a post before it goes live?
- Yes. Switch Autopilot to wait for your OK and every post sits in the portal until you approve or skip it. Or let it publish on its own and read along in the log.
- Who sees my data?
- Only you, the people you add, and the Unifictional team working on your account. We ask Google and Meta for read-only access only. Photos uploaded to the 3D Studio go to private storage and are used only to build your twin and renders; share pages are unlisted links, not public galleries.
